We’ve moved 4 times in the last 9 years. We used a buyer’s agent only for the last move. It was wonderful! I didn’t realize how much it meant to have a professional just representing me. I will never buy another house without using a buyers agent.

Thank you for the comment. Of course I agree that Buyer’s Agents can create huge benefits for home buyers – that is from a professional perspective – I’m the Ashburn Buyer’s Agent!
From a personal perspective, I agree too. We did the same thing that you described – moved multiple times and always took on all the responsibility ourselves, even finding the properties and working solo (without a licensed buyer’s agent) all the way through the buying process.
We never realized how much work and stress and uncertainty we were taking on ourselves … until our first relocation paid for by Mike’s company. We hired a professional buyer’s agent and were amazed at how much difference it made in the buying process – so smooth and easy and low stress compared to doing it ourselves.

Why is one search tool better than another for finding house? Don’t they all just get pretty much the same information?

Good question.
In reality, some tools are better than others. Today there are a lot of search tools available for the ‘do-it-yourselfer’ which makes it easier for people to go online and find information about houses for sale.
The differences come in terms of how many houses the search engines see. And, even more important, what information about the houses each search engine will show you.
Just last week, a client of mine was searching online and found 5 houses they wanted to look at. Before we got in the car, I did my own search and realized that 4 of them were already under contract. OLD INFORMATION – they wasted their time on the searches, but luckily we didn’t waste our time driving to all the properties.
The bottom line is that licensed Realtors, such as myself, have access to ALL the information and CURRENT information about properties for sale. Other search engines still get their data from our databases … and they only show part of it.
Best Practice: Get a Buyer’s Agent who can customize your searches just for you, using the best tools available. You’ll save time, save money, and avoid frustration!
